Shops near Taiwan universities in demand

Student consumption is providing steady income during school terms, and businesspeople are increasingly visiting the stores as they seek quality and inexpensive products, Xinyi Realty Co., Taiwan’s only listed real estate broker, said in an e-mailed statement yesterday.

“Inexpensive outlets, small and diversified eateries, and reasonable quality also attract crowds of white-collar workers, helping boost business traffic,” Stanley Su, senior researcher at Xinyi Realty, said in a phone interview yesterday. “We expect their business to continue to grow as people are becoming more and more concerned about how they spend the money, while demanding quality.”

The average annual return rate of shops in the neighborhood of colleges on the island is about 4 percent, peaking at as much as 6 percent near some campuses, according to Xinyi. That compares with a return of between 3.5 percent and 4 percent for shops on Hoping East Road, a major street in Taipei City, it said.

Taiwan’s discount rate on 10-day loan to banks was cut to 3.25 percent last week.

“Despite the rising vacancy rate on shops in several financial streets amid the current economic downturn, shops on college campuses are always in demand,” Su said.
