Jobs spawn demand for apartment rentals

TAIPEI, Taiwan -- Demands for apartment suites for rent are strong in Taipei City and New Taipei City, where new job positions are expected to be released after the New Year break, according to a poll released by Taiwan Realty yesterday.
Meanwhile, the poll found apartment suites in five of the busiest business districts in Greater Taipei rent for about NT$1,000 per ping (3.3 square meters) per month.
The poll was released after surveys by human resource firms found that 80 percent of wageworkers hope to change jobs after the New Year break. The polls also found that more positions will be available in northern Taiwan, where wage is also higher. As a result, many residents of southern Taiwan are eager to move to the north to find jobs.
According to Taiwan Realty, these people are more interested in renting apartments, in particular apartment suites, as buying properties in northern Taiwan is too costly. And when they look for apartments, they are chiefly concerned with rents, which experts say should not exceed a third of one's salary.
To find the rent situation in Greater Taipei, Taiwan Realty conducted the survey targeting apartment suites in five major business districts, namely Xinyi District, the Nanjing East Road business circle, Neihu Technology Park, Nangang Software Park, and Xizhi Technology Park. The first four are in Taipei City, while the last one is in Xizhi District, New Taipei City.
For Xinyi District, non-elevator apartment suites rent for an average NT$1,225 to NT$1,290 per ping per month, while elevator versions cost around NT$1,335 to NT$1,624, said Liu Chi-hsiung, manager with Taiwan Realty.
“Xinyi is extremely convenient, and as a result, it's natural that rents are high in the area,” he said.
For apartment suites in Nanjing East Road business circle, non-elevator varieties rent about NT$1,005 to NT$1,290 per ping per month, while elevator types cost about NT$1,283 to NT$1,435.
Neihu District has seen an upward trend in rents due to a property value increase in the area, Liu said. Non-elevator apartment suites near the Neihu Technology Park rent for about NT$1,120 to NT$1,261 per ping per month, while elevator versions for NT$1,210 to NT$1,418.
Non-elevator suites rent for NT$880 to NT$924 per ping per month near Nangang Software Park and NT$831 to NT$900 near Xizhi Technology Park. Elevator varieties rent for NT$1,035 to NT$1,094 and NT$1,004 to NT$1,024 near the two places, respectively.
